Highlands Neighborhood in Denver

Highlands Neighborhood Information

The Highlands neighborhood is located in Northwest Denver and is split into Highlands and West Highlands, divided by Federal Blvd., within the 80211 and 80212 zip codes. The area has grown in popularity over the past ten years and is currently a highly desirable place to live in the city, only 5-10 minutes outside of Downtown, with a wide variety of shopping, restaurants, outdoor activities, and an upbeat vibe. The Highlands is bordered by a number of other popular neighborhoods, making Northwest Denver a hot place to be right now.

Highlands Highlights

Highland Square at 32nd Ave. and Lowell Blvd. features excellent restaurants, boutique shops, a number of small businesses and great people watching. A second commerce area at the intersection of 32nd Ave. and Zuni St. boasts a similar feel, with new restaurants and bars popping up frequently, and surrounding LoHi and Berkeley offer even more great options for residents. The neighborhood, which historically was mostly Italian, and then Hispanic, also boasts a number of authentic restaurants still family owned and run. The Highlands has a true sense of neighborhood, with numerous block parties and street fairs in the summer months, and a variety of neighborhood organizations like HUNI (Highlands United Neighbors Inc.) promoting good will year-round.

Highlands Real Estate

The Highlands is one of the highest elevations in Denver County, featuring areas with amazing mountain and/or city views. The neighborhood also features more than one Landmark Historic District, including Potter Highlands and Stoneman's Row, where architecture has been beautifully preserved, creating pockets of picturesque blocks. Most of these neighborhoods have seen significant development, appreciation in real estate values and site improvements since the late 1990's. Currently, the Highlands is home to approximately 57,000 people and boasts a wide variety of architecture, including brick bungalows, Victorians, English Tudors, and a number of lofts and modern new-build single family homes. Because of its close proximity to downtown, Sloan's Lake, restaurants, shopping, and neighborhood unity, values in this area are likely to continue to grow for many years to come.
