Park Hill Neighborhood in DenverPark Hill Neighborhood InformationThe history of Park Hill dates back to 1887, when developer Baron Alois von Winckler took the 32 acres he owned and created the original neighborhood. The boundaries of this development were what we now know as Montview Blvd., Colorado Blvd., 26th Ave. and Dahlia St. Homes in Park Hill were first sold in 1900 and as the years passed, the neighborhood grew with settlers coming to Denver from all over the world including Germany, England, Denmark, the Netherlands and Italy. Park Hill is now divided into 3 sub-neighborhoods known as North Park Hill, South Park Hill and Northeast Park Hill. The entire area is bordered by Colorado Blvd., Colfax Ave., Quebec St. and 35th Ave. with small sections extending to 38th and 40th Ave. The neighborhood is centrally located between City Park and Stapleton, allowing residents to take advantage of City Park, the golf course, the Denver Zoo and the Nature and Science Museum, in addition to all of the new amenities Stapleton has to offer. Park Hill HighlightsMost of the neighborhood is comprised of housing, with few business zones, although residents of Park Hill enjoy a few local restaurants, and take advantage of those available along the East Colfax Ave. corridor. The neighborhood is home to a number of beautiful historical churches and a public library located on Montview Blvd., just a short walk for most residents in the area. North Park Hill Real Estate:North Park Hill, from 23rd Ave. north to Martin Luther King Blvd., is an up-and-coming neighborhood, featuring numerous renovations. Homes in this area are primarily single-family Tudors, ranches, and 3-story houses. Highlights of North Park Hill are easy access to I-70 and Downtown Denver. Prices range from $200,000 to $900,000, depending on size and location, with prices on the high-end in the southwest section of the neighborhood. South Park Hill Real Estate:South Park Hill starts where North Park Hill leaves off and continues south to Colfax. Homes featured include a wide range of architectural styles, from historical mansions and bungalows, many of which are currently undergoing renovations to increase their sizes, to new-builds that are taking the place of once dilapidated houses on prime lots. Values are higher here than in North Park Hill, going all the way up to $1.5 million.
