Sunnyside Neighborhood Information

The Sunnyside neighborhood, just north of 38th Ave., is located in the northeast portion of the 80211 zip code, and is often considered to be part of the Highlands. The neighborhood is a short five-minute drive to Downtown Denver, I-70 and I-25, making the entire metro area very accessible. Similar to other Highlands areas, Sunnyside has recently grown in popularity, redevelopment, and real estate appreciation.

Sunnyside Highlights

Sunnyside exudes a true neighborhood feel, with no commercial centers to break up its housing, but with the Highlands and Berkeley just blocks away, there is no shortage of venues for dining and shopping. Sunnyside is an older neighborhood, featuring tree-lined streets and charming architecture and has a young population, with the average median age at about 30 years old.

Housing is affordable, especially with prices continuing to creep up in nearby Highlands neighborhoods. Most houses, ranging in style from brick bungalows to Tudors, Victorians and Southwest Spanish-style homes, are currently priced between $125,000 and $300,000.

Residents of Sunnyside are very proud of their beautiful neighborhood and are active in supporting the community, forming the Sunnyside United Neighbors Inc. (SUNI). This group actively promotes planning and building for the future, improving the present, and preserving and restoring the past. In doing so, SUNI members have developed a strong sense of community giving Sunnyside a true neighborhood feeling.
